Booking Terms and Conditions

OCCUPANCY

The maximum number of guests permitted to stay at the Property is the occupancy stated in the Property listing and booking confirmation. Only those guests named in the booking may occupy the Property unless prior written consent has been obtained from the Rental Agent.

Where a Property permits more than two guests, any applicable additional guest charges will be clearly stated at the time of booking.

CONDITION AND USE OF PROPERTY

The Rental Agent will use reasonable care to ensure that the Property is presented as described and is clean, safe and ready for occupation at the start of the Rental Term.

The Rental Agent will use reasonable endeavours to ensure that facilities and amenities advertised as part of the Property, including internet access and television services, are available during the Rental Term. However, the Rental Agent shall not be liable for temporary interruptions or failures of services that are outside its reasonable control and will make reasonable efforts to resolve any reported issues as promptly as practicable.

Guest acknowledges that the use of facilities such as swimming pools, hot tubs, fire pits, barbecues and similar amenities may involve inherent risks. Such facilities must be used responsibly and in accordance with any instructions provided. Children must be supervised at all times.

REFUNDS

Any refund due under the cancellation policy or otherwise under this Agreement shall be processed within 14 days of confirmation that the refund is payable.

CANCELLATIONS

Bookings may be cancelled free of charge up to 30 days before the scheduled arrival date*.

Cancellations made within 30 days of the arrival date will incur a charge equal to 50% of the total booking value.

Cancellations made within 7 days of the arrival date will incur a charge equal to 100% of the total booking value.

For the purposes of this policy, cancellation takes effect when written notice is received by the Rental Agent.

*Please note, the £49 booking fee is non refundable.

DAMAGE DEPOSIT

Where a damage deposit is required, the amount will be specified during the booking process and confirmed in the booking confirmation.

Any deductions from the damage deposit will be limited to reasonable costs incurred as a result of loss, damage, excessive cleaning, or breaches of these Terms and Conditions. The Rental Agent will provide reasonable evidence of any deduction upon request.

Any undisputed balance of the damage deposit will be returned within 14 days of check-out.

RISK OF LOSS

Guests are responsible for the security of their own personal belongings during their stay. The Rental Agent shall not be liable for loss, theft or damage to personal property except where such loss arises from the negligence of the Rental Agent or where liability cannot lawfully be excluded.

LIABILITY

Nothing in this Agreement excludes or limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any liability that cannot lawfully be excluded under the laws of England and Wales.

Subject to the above, the Rental Agent shall be liable only for losses that are reasonably foreseeable as a result of its breach of this Agreement or negligence.

INDEMNITY

The Guest shall be responsible for any loss or damage caused to the Property by the Guest or members of the Guest's party, except where such loss or damage results from fair wear and tear or the acts or omissions of the Rental Agent.

ENTRY AND INSPECTION

The Rental Agent may enter the Property for inspection, maintenance, repairs or other legitimate management purposes by giving not less than 24 hours' notice where reasonably practicable.

The Rental Agent may enter without notice in the event of an emergency or where immediate access is reasonably required to protect persons or property.

OWNER CANCELLATION OR PROPERTY UNAVAILABILITY

If the Property becomes unavailable before or during the Rental Term for reasons beyond the Rental Agent's reasonable control, the Rental Agent will use reasonable endeavours to offer suitable alternative accommodation.

If no suitable alternative accommodation can be provided, the Guest will receive a full refund of all sums paid for any unused portion of the booking. This refund shall be the Guest's primary remedy, without affecting any rights that cannot be excluded by law.

HOUSE RULES

Smoking or vaping is not permitted inside any Property. Failure to comply may result in reasonable charges for additional cleaning, remediation, or damage caused.

Reservations may not be transferred or assigned without the prior written consent of the Rental Agent.

Please note, stag and hen parties are not permitted at any of the Properties. 

EV CHARGING

Electric vehicle charging is not permitted at any Property unless prior written permission has been obtained from the Rental Agent and any applicable charging arrangements have been agreed.

GENERAL PROVISIONS

This Agreement contains the entire agreement between the parties regarding the rental of the Property. Any amendment must be made in writing and agreed by both parties.

This Agreement shall be governed by and construed in accordance with the laws of England and Wales.

If any provision of this Agreement is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.

Nothing in this Agreement affects the Guest's statutory rights under applicable consumer protection legislation.
