What is the cancellation policy?
Cancel for free up to 30 days prior to arrival date. Cancellations within 30 days prior to arrival are charged at 50%. Cancellations within 7 days of arrival are charged at 100%. Please note that the booking fee is non refundable.
What is the booking fee?
The booking fee covers the administration and processing involved in arranging and managing your holiday booking. This includes processing your payment, issuing booking information, handling correspondence and providing support before and during your stay.
The booking fee is clearly shown as a separate charge when you make your booking, so you can see the full cost of your holiday before paying. Please note that the booking fee is non refundable if you are to cancel your booking.
What is the damage waiver?
Waiver / Sec Dep - When booking your stay with us, you have the
choice of paying either:
A £200 refundable Security Deposit or a £25 non-refundable
Damage Waiver.
The £200 security deposit is refundable
following your stay, provided there are no chargeable damages,
losses or additional costs arising from your stay.
The deposit will be returned to the original payment method as
cleared funds, normally following inspection of the property after
departure.
If there are any chargeable costs, these will be deducted from the
security deposit and we will provide details of the deduction. If
the cost exceeds £200, you will remain responsible for the
additional amount.
The £25 Damage Waiver is non-refundable and
provides cover for accidental damage or loss up to a maximum value
of £200.
The Damage Waiver is intended to cover accidental incidents such
as:
* Accidental damage to furnishings or fittings
* Broken or damaged small appliances (lamps, plug in
appliances)
* Accidental stains to carpets or upholstery
* Stained or damaged bed linen and towels
* Accidental damage to household items
* Accidental loss or damage to items belonging to the
property
If the cost of the damage or loss exceeds £200, you will remain
responsible for the amount above £200.
Neither the Security Deposit nor the Damage Waiver covers:
* Normal wear and tear arising from reasonable use of the
property
* Minor breakages of everyday crockery and glassware, such as a
broken plate, mug or drinking glass, are considered part of normal
holiday use and will not ordinarily be charged.
**The Damage Waiver is not an insurance policy and does not remove your responsibility for damage or loss that falls outside the terms above.
One of the two options must be selected and paid before your stay.
The Damage waiver is the default and you can request the security
deposit instead if you wish.
When do I receive the arrival information?
You will receive the arrival information 1 week prior to your arrival date. If you have booked your holiday via an affiliate then you will receive the information 3 days prior to your arrival date.
The information will include directions along with the KEY SAFE code. All of our properties have a lock box which holds the keys for access.

What is provided for our stay?
We provide bedding, a bath towel and a hand towel per person and tea towels along with the essentials to get you started for your holiday which include, tea, coffee, sugar, milk, biscuits, loo roll, dishwasher tablets and washing up liquid. Please note that these provisions are starter supplies only and you should expect to bring supplies for a self catering holiday.
The kitchens will be equipped with the essential cooking utensils and will be stocked with appropriate crockery.
